The Client is a South West London based Local Authority who have an immediate need for an experienced and ideally RICS qualified Surveyor with experience of Landlord & Tennant issues on authority owned / managed commercial stock. Candidate should ideally have a background in Local Authority Surveying.

Duties:
To ensure the Council’s non-operational property portfolio is utilised to the best possible advantage, maximising rental income and use in accordance with the Council’s policies
To provide an estate management service which includes the collection of rental income, service charges and settling dilapidation claims as well as the monitoring of the commercial property expenditure budgets
To acquire and dispose of property assets on the most advantageous terms for the Council
To provide an estate management service for the TMO (the Council’s ALMO) as well as on behalf of the Inner London Boroughs for those property interests formerly owned by the London Residuary Body
To lead and effectively manage Commercial Property staff and ensure that they receive the required level of professional and technical training
To represent the Council on behalf of the Director for Property at external and internal working groups and meetings
To manage the Investment Portfolio Team and oversee the management, acquisition, valuation and disposal of properties in the council’s ownership. There is a current income of £7.7m with 422 properties and 140 landlord and tenant transactions.
To manage the capital planning for improvement works to premises and ensure delivery of schemes budgeted for.
To lead on the managing the investment portfolio and take overall responsibility for all aspects of managing that portfolio, which will involve best practice estate management, increasing revenue producing assets and advising the council on strategic investment and disposal decisions.
To assist the Head of Investment Conferencing and Events with the development of a commercial property strategy.
