Building Services Engineer
**BUILDING SERVICES ENGINEER ** TEMP ROLE** WEST SUSSEX **
Our Client is a leading provider of Building Services & FM. They are currently seeking a Building Services Engineer for a Contract Role to cover sites in Worthing & Lancing.
Start Date: ASAP Finish: 28/2/12
To be responsible for all M&E planned and reactive works at the sites in Worthing and Lancing, West Sussex. You will liaise with the Contract Manager and site Facilities Manager (s) and subcontract partners to ensure that the operational efficiency is maintained to standard.
Diagnose and rectify faults in connection with all Building M&E Planned and reactive works, Mechanical and Air conditioning systems . The position will involve plumbing works and servicing, A/C works and servicing, fault finding and diagnosis on controls systems to a variety of facilities around the site.
This involves working in a client facing atmosphere with good people skills and the ability to work on a wide range of M&E, Planned and reactive works building services including but not limited to: Motors, Pumps, Air conditioning (Splits), Air Handing Plant (replacing filters and belts), Pressurization systems, Fan coil systems (cleaning FCU’s and changing actuators), BMS Systems, Control systems and handyman duties, basic water treatment including de-scaling, lifting and moving equipment, furniture, electrical distribution systems maintenance and M&E supplies/deliveries.
To lead and take responsiblty for the day to day management of the existing M&E technician team on M&E Planned and reactive works construction, air conditioning works and mechanical works such as changing syphons, valves, actuators, condensate pumps.
To respond and rectify site emergencies mainly in normal work hours and occasionally outside of core hours.
To undertake and complete small installation, replacement and project works.
Carry out routine maintenance, repairs to site mechanical equipment such as pumps & valves.
Completion of documentation and maintenance records as directed
To be able to diagnose faults on lighting such as ballast changing and circuit issues.
Supervision and monitoring of sub-contractors works while they are on site (including site inductions).
To assist with planning and executing furniture moves when required.
Recognise and escalate possible issues that may result in further damage such as leaks, loss of power, fire risks and exposure to H&S non-compliance.
Possess computer skills and an understanding of BMS (Building Management Systems) system. To be able to interrogate and rectify mechanical & electrical faults which occur
To be able to carry out emergency light testing and record faults. Provide prompt quotations for rectification and communicate this to the Technical Service Manager
OTHER KEY RESPONSIBILITIES
·Establish good working relationships with the site staff and sub-contractors.
·Communicate with Contract Manager regarding holiday/sickness cover. Assist when required to cover holiday/sickness.
·To be aware of and comply with all company and statutory requirements related to health, safety & welfare
·Carry out any other reasonable requests from the Contract Manager and Site Facilities Manager.
·To be able to see tasks through to the end communicating issues and timescales to the customer.
