The Client is a South East London based Local Authority with an immediate and pressing need for a Building Control Area Manager with a wealth of experience in Public Sector Building Control, Building Regulations and Fire Safety Engineering. This is a senior manager role and the candidate would be expected to have a suitable level of Qualifications and Professional Memberships. Working within a busy Building Control office, the Area Manager will be expected to be able to demonstrate excellent Management skills as well as being a centre of competancy on Building Control, Building Regulations and Fire Safety Engineering.

The successful Manager will have significant Building Control expertise, knowledge and experience in checking major complex projects for building regulation compliance and have detailed expertise in fire safety design for a diverse range of major complex projects.

Check building designs for compliance with building regulations for a workload with a prominent number of complex major projects.
Prepare deficiency schedules for Building Control applications.
Examine proposals to determine the duties imposed by all relevant legislation.
Consider and make recommendations in respect of stage and conditional approvals, waivers or dispensations of building regulations.
Carry out site inspections to secure compliance with the relevant requirements of the building regulations and standards in accordance with the customer ‘Inspection Service Plan’.
Act upon notification or discovery of dangerous or neglected structures and where appropriate apply legal provisions to secure removal, including the use of Royal Greenwich emergency services and nominated contractors.
Ensure full and accurate records of site inspections are of a standard required for legal negligence claims.
Investigate and promote action in response to unauthorised or contravening works, including the implementing of enforcement procedures and preparation of evidence for court proceedings.
Instigate and develop communications with the relevant senior people in the major development organisations. Engage in dialogue to foster the business relationship. Be innovative in marketing the Building Control Service and utilise all proper avenues, including partnerships, shared ventures and participation in the value engineering process.
Be accountable and deputise where necessary for the Building Control Manager.
Supervise building control staff in the major projects team.
Attend meetings as necessary with professionals, developers, contractors, internal staff and members of the public.
Prepare reports and written responses for complex enquiries to Councillors, Chief Officers, MPs, Government departments, business representatives and members of the public.
Candidate profile
Be able to analyse complex design proposals to ensure their compliance with the relevant requirements of the building regulations.
Be proficient in checking plans in accordance with the Building Regulations, Carrying out site inspections on controlled building work and ensuring that allocated building projects are constructed and designed to comply with Building Regulation, Standards and relevant Acts. The workload will include a range of high profile commercial projects including high rise buildings.
